Southwest
Manteca Planned Employment Center
To encourage development resulting in head-of-household
jobs, the creation of a campus-style business park is the focus for the
southwest area of the community. Of the 1,408 acres zoned for industrial development, over 1,000 acres
are zoned PEC (Planned Employment Center). This area is about two
years away from the start of development as extensions for sewer lines will be completed in approximately
one year and a new interchange at SR-120 and McKinley Avenue is in the
initial planning stages.
The planning and approval process
for a Specific Plan, which will govern development of the Southwest Manteca Employment Center, is currently
underway. Goals of the Specific Plan include the following:
To target office and high-tech support businesses that
require a campus-style business park environment, supporting state-of-the-art
infrastructure, and taking advantage of the close proximity to the San Francisco Bay
Area, which is only one hour away.
To expand the diversity of the employment base
by matching the skills of the existing San Joaquin County commuting workforce with
office and high-tech support business jobs. Importantly, the Bay Area commuting population residing in San
Joaquin County has more than doubled since 1990 (from 19,679 to 49,802)
and is a skilled, experienced workforce that would prefer to work closer
to home.
