Industrial Opportunities

Spreckels Park

The Spreckels Park development is located at the northwest corner of State Highways 99 and 120 in Manteca.  This development is over 300 acres and includes a total of 236 acres zoned for either light industrial or heavy industrial uses.  Over the past several years the following companies have located in Spreckels Park: Advance Packaging & Distribution, American Modular Systems, Corrobilt Container, Dryer's Grand Ice Cream, Frito Lay, Ford Motor Co., Millard Refrigerated Services and Quality Cabinets.

Manteca Industrial Park and Southeast Manteca Area 

The Manteca Industrial Park was built in 1974 and has 49 parcels totaling 103 acres, which are primarily zoned I-P (Industrial Park).  The Park is home to a variety of companies, including B.R. Funsten (floor covering wholesaler), California Steel Stair & Rail, L & P Machine (machinery & sheet metal fabrication), MICA Microwave (microwave components) and Mountain Valley Express (truck distribution), among others.

This is room for future expansion to the Park with undeveloped land to the east and additional land immediately to the southeast.  These adjacent areas consist of 13 parcels totaling 246 acres.  Existing use on this acreage is primarily agricultural (grapes and almonds) and is zoned M-1 (Light Industrial).

West Manteca Area

The west industrial area of Manteca is located off Yosemite Avenue.  This area is partially developed, with two companies having built new facilities since 1999 - Dirksen Trucking (34,000 sq. ft., 30+ employees) and Sunnyvalley Meats (39,000 sq. ft., 50+ employees).  Twin 63,000 sq. ft. facilities are vacant and in need of rehabilitation.  All sites in this industrial area are within walking distance of the Altamont Commuter Express (ACE) train station, which provides roundtrips to the Santa Clara/Silicon Valley area and points in between from Monday through Friday.

Northwest Manteca Area

A new 80-acre industrial area, the Pacific Business Park, is being developed by Assieh Development Corporation based in San Jose, CA.  The first two buildings are now under construction:  Building A will consist of 91,134 sq. ft. on 5.77 acres and  Building D will consist of 87,150 sq. ft. on 5.96 acres.  The site is located less than two miles from the Interstate 5 and Louise Avenue intersection offering easy access to Interstate 5 and the nearby I-205 and State Routes 120 and 99.  Assieh is also offering approximately 50 acres for sale, lease or build-to-suit.  The property is rail served by Union Pacific RR and is approximately four miles from the Union Pacific Intermodal facility.  Additional project details can be found at cbre.com/pacificbusinesspark or by calling the CB Richard Ellis office in Stockton, CA at 209-473-7800.
