Housing Opportunities
Due
to Manteca's attractiveness, the population in the city limits
surpassed a noteworthy milestone of 50,000 in 2000 and currently
totals 59,700. The City's population growth is significantly
outpacing the State of California, as is the growth of other San
Joaquin County cities. 160,000 people live within 10-mile radius of
Manteca. Consequently, residential growth in Manteca is both strong
and occurring throughout the community in many new housing
developments. The City of Manteca issued 754,803 and 617
single-family residential building permits in 2003, 2002 and 2001
respectively. Currently, residential growth is just under 3% per
year. The newest homes being built range in size generally from
1,600 to 3,700 square feet and typically cost between $275,000 and
$425,000.
According to the Census 2000,
11% of the population in Manteca were over the age of 62 (5,409
total). With new home prices climbing and affordable rental units
becoming scarce in Manteca and the rest of the San Joaquin County,
finding housing has become a challenge for many low income
residents, particularly seniors, many of whom live on fixed incomes.
"Housing costs are often beyond what many seniors can afford,
forcing them to make some hard choices over whether to pay for their
rent, utilities, medications or groceries..." (The Record,
Friday, September 29, 2000. Page B 3). Sometimes they must leave
Manteca in order to find housing that they can afford. In addition,
new development of affordable housing in general has not kept up
with the demand. New housing that will enable seniors to "age in
place" is urgently needed. |
