Commercial Opportunities

Spreckels Park

Spreckels Park is a 200-acre mixed-use development consisting of residential, industrial and commercial areas and is located on the southwest corner of Highway 99 and Yosemite Avenue.  The commercial area covers over 60 acres and is quickly developing with full build-out expected by 2007.  Retailers that have already opened in Spreckels Park include Home Depot, Target, Staples, T.J. Maxx, Pier 1 Imports, Payless ShoeSource, AT&T Wireless, Food 4 Less, and Verizon Wireless.  Restaurants that have opened include Applebee’s, Carl's Jr., Del Taco, In N Out Burger, IHOP, Jack In The Box, Panda Express, Subway and Quiznos.  Starbucks Coffee and Holiday Inn Express also are located in Spreckels Park.  There is limited space for lease in a few of the multi-tenant buildings.

Stadium Center

Stadium Center, a 'power center' that is Manteca’s next major retail development, will have its first store opening in the spring of 2006.  This 52-acre development will consist of approximately 500,000 square feet of buildings located on the northwest corner of Highway 120 and Airport Way, with the East Phase currently under construction.  The center will be anchored by Kohl’s and another major tenant expected to be announced shortly and will include six additional small to mid-size box stores, three buildings for smaller shops, and seven pads for restaurants, four of which will be situated around a 4.8-acre landscaped park-like area with a water feature.  Located next to Stadium Center will be a Big League Dreams facility.  Manteca's BLD will be a 38-acre sports complex centered around six baseball/softball fields that are scaled-down replicas of famous major league stadiums, such as Boston’s Fenway Park, Chicago’s Wrigley Field, and New York’s Yankee Stadium.  The BLD facility will also include a multi-sport covered pavilion, family-style Stadium Club, multiple concession buildings, batting cages with instructional area, sand volleyball courts, and children’s playgrounds.  BLD is scheduled to open in October of 2006.

The Promenade Shops at Orchard Falls

The Promenade Shops at Orchard Falls, a regional lifestyle center that will be the premier destination in the Central Valley for upscale retail stores, dining and entertainment, is expected to open in late 2007.  This 70-acre development will consist of approximately 700,000 square feet of buildings located on the southeast corner of Highway 120 and Union Road, with construction scheduled to start in mid 2006.  The Promenade Shops at Orchard Falls will have two major anchor tenants, Bass Pro Shops and a national department store, with the remaining space occupied by other upscale retailers, restaurants and a theatre.
